The Federal Housing & Urban Development Department (HUD) has come up with various financial benefits for the home owners in the 2009 Stimulus Package. Unlike the conventional housing loans, now the requirements have been made very simple. They are all based on affordability of the housing in the long run. The benefits would reach the home owners in the form of tax credits, grants and loans. The department looking after the housing loans under the scheme is termed as Federal Housing Administration (FHA).

In order to qualify for the FHA loan, the following are the requirements laid down by the 2009 Stimulus Package:

The Mortgage Amount

This clause seems to have replaced the equity requirement. Earlier the home owners could apply for housing loan modification only if they had 20% or more equity holdings in the house. Now if their mortgage amount is more 105% of the actual value of the home, they can apply for the modification. The equity holding is not important.

. The Income Ceil

One might also apply for the FHA loan is they want to restrict their monthly mortgage amount to 31% of their gross monthly income. Then another clause mandatory for the borrower would be that the sum of all debt payments (like car payments, credit card, etc.) can not exceed 55% of their pre tax income.

. The basics

In order to get the FHA loan some basics apply, like the person should be above 18 years of age and a US citizen. The house in consideration must be located in US only.

. The credit scores

Now the credit scores of the borrower are not that important. Yet, you must give the right & complete information while applying for the housing loan. Else, your application would get rejected.

You can seek further guidance on the requirements of getting the FHA housing loans from the HUD counselors. They would help you to get or save your house with out any fees. Their fee is being paid by the Federal Government under the Stimulus Package.

The housing markets in many states and cities have certainly been hit by the recession in the last years. However, as with most things, this could be seen as a blessing for some and a hardship for others.

Who Qualifies For Military Housing?

In short, everyone who enters military service will receive housing considerations as part of their compensation package. The manifestations of this compensation can be quite different with regards to the person’s rank, base location, and the branch of the military involved. As a person gains more and more years of experience with the military, their choice in housing arrangements will open up considerably.

For the basic entry level military person, the options are very limited. The majority of all new military personnel will either have the option of living on the base in dorms or barracks or will need to find their own housing arrangement at their own expense. As the beginning pay for a new military person can be quite low, living in the dorms and barracks may be the only choice that is economically viable.

With many people, there is a strong desire to leave the barracks as soon as it is possible. While the primary, and possibly the only, advantage to living in the dorms is that they are free, there are a number of disadvantages. First and foremost, there is simply no privacy in a dorm setting. Also, the military requires that all people who live in the barracks complete cleaning and maintenance duties to keep the location up to requirement standards.

As soon as a person has been promoted or is financially able to afford a better place, the next step is on base housing. For a single person, this is commonly an apartment located on the base. While there is quite a bit more privacy with these apartments, the regulations for cleanliness and general upkeep must still be followed. For a family, on base housing will generally mean a house. Most military bases in the United States have constructed a number of houses within the limits of the base.

Also, some military personnel can use their housing allowance to make mortgage payments, thus buying a house or apartment instead of only making rent payments. The housing crush has had a range of side effects across the nation. However, with more and more new home developments struggling to fill the new properties, a new phenomenon has appeared. There are fewer and fewer new suburban developments showing up on the fringes of communities. Expansion that was so rampant in the real estate boom has suddenly disappeared or stalled midproject, leaving empty houses gaping at passerbys.

Some of these communities are filled with homes that are in foreclosure which makes it harder to sell a home next door. Home owners have vacant lots next to them and they need to stop foreclosure themselves.

What are the pros and cons to the recent disappearance of these suburban communities? Besides the obvious financial troubles with the construction companies associated with these areas, there is an impact for the local homeowners as well.

With fewer inhabitants and stalled increases in the homeowners to these commuter communities, morning commutes into the city are less than what might have been if these suburban areas had filled. Enticed by lower prices and more house available through these suburban communities, more and more homeowners looked to purchase these properties during the real estate boom years. However, as the real estate market has stopped, these homes are not being filled, making the commute to the city a little easier.

Areas like Prince William Count have shown the impact of this suburban community disappearance. With a deflated real estate market and increasing gas prices, the foreclosures have pushed median home prices down 32 percent in just the last year alone. Fewer individuals are on the interstate and more are crushed into crowded buses headed to

Washington D.C. This area of the county has seen the impact of tightened credit restrictions and fewer buyers. The bubble has popped here and the impact was swift and sudden.

Zillow recently performed an analysis of markets to determine what has happened to the inner and outer suburbs in major cities nationwide. What they found was very interesting. Essentially, the prices for inner suburbs, those within a ten mile radius from the center of the city had changed little. However, as the radius grew larger and larger as far as fifty miles from the center of the city, the prices dropped drastically.

Of course, if the city was close enough to another major metropolitan area such as the case with Washington D.C. and Baltimore, for example the prices would begin to rise again as proximity to the neighboring town increased. Other cities proved the opposite reaction. Some areas like Atlanta, Dallas and Detroit that often have rough and tumble downtown areas still saw improved prices in the suburbs far away from the center of the city. Detroit has a weak economy in the center of town, making homes here less desirable than the benefits offered in the surrounding communities.

Atlanta, on the other hand, has had a number of premium condos built that has offset the nearby home values.

An oversupply of new homes in the suburbs is affecting the existing home communities nearby. As fewer and fewer new home developments are being purchased, these properties are drastically reducing their prices to get the homes sold. Oftentimes, these price drops ultimately cause the entire neighborhood to lower prices because the competition is all around.

last night i changed out my headlight housings and go some new ones. I had my son Antheny install them for me while i filmed it. I plan on attempting a Projector retrofit but this will have to do for now until i get the time and money to try it. Im not sure i have the depth behind the housings to accomodate a projector but i will look into it. Yes, i know projectors are better, i dont need 100 people telling me. If you have a HID setup like mine and you aim it correctly not to bother other drivers, you should be fine. These are 7000k which is bright white with a hint of purple/blue but not too much. It doesnt attract any unwanted attention and i have NEVER been harrassed by police in 5 years of having them in my ride……..that is with full time HID”s in the fog housings too (at night).
